What We Actually Do

Look, we've been in this game long enough to know what works and what doesn't. Here's how we turn your ideas into real, functional spaces that people actually want to be in.

We've built our practice around six core services that honestly cover most of what you'll need. Each one's got its own flow, but they all work together when you need 'em to.

Architectural Design & Planning

Core Service

This is where everything starts. We sit down, figure out what you're really after (not just what you think you want), and start sketching possibilities. Been doing this for years and honestly, this first phase is still my favorite part.

WEEK 1-2

Discovery & Site Analysis

We walk the site, talk through your needs, check out what's possible with local codes.

WEEK 3-4

Concept Development

Rough sketches turn into actual concepts. This is where you start seeing it come together.

WEEK 5-8

Design Refinement

We nail down the details, materials, and make sure everything's buildable.

WEEK 9-12

Documentation & Permits

All the boring but necessary stuff to get your project approved.

Interior Space Optimization

Popular

You'd be surprised how much space people waste without realizing it. We're pretty good at finding those hidden square feet and making rooms actually work the way you live. No magic, just experience and some smart thinking.

WEEK 1

Space Assessment

We measure everything, watch how you use the space, identify the problem areas.

WEEK 2-3

Layout Alternatives

Multiple options to reorganize and maximize your space.

WEEK 4-5

Material & Finish Selection

Picking stuff that looks good and actually holds up to daily use.

WEEK 6-8

Implementation Plans

Detailed drawings so contractors know exactly what to do.

Sustainable Building Solutions

Eco-Focused

Green building isn't just a trend for us - we've been pushing this for a while now. Better insulation, smart material choices, passive heating... stuff that cuts your bills and actually makes sense long-term.

WEEK 1-2

Energy Audit & Analysis

We figure out where you're losing money on heating and cooling.

WEEK 3-4

Sustainability Strategy

Custom plan based on your budget and goals - no cookie-cutter solutions.

WEEK 5-6

Material Sourcing

Finding local suppliers and eco-friendly materials that won't break the bank.

WEEK 7-10

Integration & Certification

Getting everything certified if you want those green building credits.

Project Management & Consultation

Full Service

Sometimes you just need someone to keep everything on track. We've managed enough projects to know where things usually go sideways, and we're pretty good at keeping contractors honest and timelines realistic.

PRE-CONSTRUCTION

Planning & Contractor Selection

We help you pick contractors who'll actually show up and do good work.

CONSTRUCTION PHASE

Site Supervision & Coordination

Regular site visits, making sure things match the plans, solving problems as they pop up.

ONGOING

Budget & Timeline Management

Keeping tabs on costs and schedules so nothing gets out of hand.

POST-CONSTRUCTION

Final Inspection & Handover

Walking through everything to make sure it's done right before you sign off.

3D Visualization & Modeling

Tech-Forward

Blueprints are great, but most people can't really see the space until it's built. That's where 3D models come in. We'll show you exactly what it'll look like before anyone picks up a hammer.

WEEK 1-2

3D Model Development

Building digital versions of your space with accurate dimensions and details.

WEEK 3

Material & Lighting Application

Adding realistic textures and lighting so you can see how it'll actually feel.

WEEK 4

Rendering & Virtual Tours

Creating high-quality images and walkthrough videos you can share.

WEEK 5

Revisions & Final Output

Tweaking things based on your feedback until it's perfect.

Heritage Building Restoration

Specialized

Old buildings have character you just can't replicate. We've done enough heritage work to know how to update them without losing what makes them special. It's tricky, but that's kinda what makes it interesting.

WEEK 1-3

Historical Research & Documentation

Digging into archives to understand the building's original design and materials.

WEEK 4-6

Structural Assessment

Engineers check what's still solid and what needs serious attention.

WEEK 7-10

Restoration Design

Balancing historical accuracy with modern building codes - always fun.

WEEK 11-16

Heritage Approvals & Implementation

Working with heritage committees and specialized craftspeople.

Not Sure Which Service You Need?

Honestly, most projects need a combination of these. Let's just talk about what you're trying to accomplish and we'll figure out the right approach together. No pressure, no sales pitch - just a real conversation about your space.

How We Usually Work

Every project's different, but here's the general flow we've found works best over the years.

1
Initial Consultation

Usually about an hour. We grab coffee or meet at the site, talk about what you're thinking, and see if we're a good fit.

2
Proposal & Agreement

We send over a proposal with scope, timeline, and costs. Everything's laid out clearly so there's no surprises later.

3
Design Development

This is where the magic happens. Sketches, models, revisions - we work back and forth until it's right.

4
Implementation

Whether we're managing the build or just providing drawings, we're there to make sure it goes according to plan.

Common Questions About Our Services

Do you work on smaller projects or just big ones?

Both, honestly. We've done everything from small home additions to full commercial buildings. If it's interesting and we can help, we're in.

Can we just hire you for part of the process?

Absolutely. Some people just need design work, others want full project management. We're flexible - you tell us what you need help with.

How long does a typical project take?

Depends on what we're doing, but design phase is usually 2-4 months, construction anywhere from 3-12 months. We'll give you realistic timelines upfront.

What if I already have a contractor?

No problem. We work with client-selected contractors all the time. As long as they're good at what they do, we'll make it work.
